The award-winning film “Truth” will be released Nov. 12 on VOD, Digital Download and DVD by Valhalla and Random Media.“Truth” was named Best Feature at the Worldwide Women’s Film and Mediterranean Film festivals. It won the Best Storytelling award at the Laughlin International Film Festival, which described “Truth” as “captivating. It truly is a great work.” “Truth” stars RACHEL ALIG and ERIC PAUL ERICKSON and was written and directed by Erickson, who won Best Director honors at the Marina del Rey Film Festival.
*PLAYA NEWS: Cedars-Sinai to Build 9-story Replacement for Marina Del Rey Hospital:
Los Angeles-based Cedars-Sinai plans to build a nine-story replacement hospital for its Marina Del Rey Hospital, also based in Los Angeles, according to real estate news organization The Real Deal. The new 269,000-square-foot replacement hospital will house up to 160 beds. It will be located on Lincoln Boulevard in Los Angeles. It will eventually replace the 60-year-old, 145-bed Marina Del Ray hospital, which has  struggled to meet seismic-retrofit regulations. Construction is slated to begin in March 2020 and end in 2025.
*PLAYA NEWS:  Playa’s Vet Cinic Startup Modern Animal Raises $13.5 Million:
Modern Animal, a startup that wants to revamp veterinary clinics for the digital age, announced Oct. 24 it raised $13.5 million in seed funding. The Playa Vista-based company will use the funds to open its first location in Beverly Grove early next year. It will offer feline and canine owners telemedicine, online medical records, free consultations and access to routine health care for a $100 annual membership. Modern Animal hopes to grow to 50 clinics by 2025. Founders Fund led the round with participation from Upfront Ventures, Susa Ventures, BAM Ventures, BoxGroup, DCM, LJ Ventures, and Wonder Ventures. STEVE EIDELMAN, who created pet-tracking company Whistle Labs Inc. — acquired in 2016 for $119 million by Mars Petcare — founded Modern Animal last year. Eidelman said he was inspired by his experiences at Whistle, where he regularly dealt with veterinary clinics that weren’t using technology to inform patients and doctors. He also noticed that many clinics lacked visual appeal because they were run by doctors more focused on care than customer experience. Modern Animal, he said, will feel like “a living room” and will give pet owners the kind of digital access they expect for their own health care records.  “We are doing everything here from veterinarian care at the clinic itself to building our own technology platform for clients and doctors,” he said. Eidelman added the platform should help streamline daily operations, reduce wait times and improve customer service.  “We are not a technology company front center, but our first hire was an engineer,” he said. “Technology is at the center at the nucleus of our company.” Members will be able to pull up their pooches’ medical information, ask doctors questions and even do telemedicine online. The clinics will not offer emergency or specialty care for now, but doctors will be able to refer patients to other clinics for that type of care.  Spending for veterinary care has been growing, according to the American Pet Products Association. The organization estimates that 67% of Americans have pets and they will spend nearly $19 billion on their animals’ health care.  The market is especially rich in Southern California, home to VCA Inc, a national network of veterinarian hospitals, and Agoura Hills-based National Veterinary Associates Inc., which has more than 800 locations.

Office spaces and building owners have been getting increasingly creative—and more research is being done in this space to inform that creativity (e.g., Gensler’s recent workplace survey). Propelled largely by the global expansion of WeWork, office space has begun to take on an entirely new personality. WeWork and other coworking companies like Spaces and CBRE’s Hana are essentially building hotel lobbies flanked by small offices that spur opportunity for collaboration and innovation. Woodbine Development Corporation and Lincoln Property Company have been tracking these trends for years and looking for the right place to implement it—Woodbine for hotel and Lincoln for office space. A match made in Dallas, the companies joined forces through their L.A. teams and started looking for the right property that would allow them to realize their vision for a twist on what was trending: the creation of a collaborative hotel and office space. That vision is now becoming a reality in L.A.’s Westside. The project is located in a highly visible area situated within L.A.’s two strongest innovation hubs, including the highly sought-after submarkets of Culver City and Playa Vista. Woodbine purchased the Doubletree L.A.-Westside in 2018 for $151.5 million, which came with a 2.2-acre (0.9 ha) parking lot entitled for a new, class A office development, which it turned around and sold to Lincoln. Together, the two companies—along with Goldman Sachs and Gensler—are creating the first collaborative hotel and office arrangement of its kind in the City of Angels.

Extreme algae growth like this isn’t good for anything, except maybe frogs! There’s a fraction of bird species in there, and mostly just coots at this point. The waterways that keep things flowing almost look solid with plant material. They did cut back a bunch of the reeds around the area a while back, but I’ve seen no effort to clean up the algae problem. I know they dredge the pond occasionally.
